listing-review for: 909 N Lafayette St 204, Denver, CO




The Park Regency building sits on the corner of 9th and Lafayette on the West side of Cheesman Park within 2 blocks of the actual park.  This condo has been listed since 10/14/2016, which to me already pointed to it being over priced without having to even see the property in person.  However I made the venture to the property to determine more as to why it is still on the market, condos in Cheesman Park will still go under contract in a weekend if they are priced right by the way!  

As you walk you are greeted by a nicely renovated lobby and the parking lot surface appears to have been refreshed as well as the overhangs over the parking spaces.  Though this is to be expected as the HOA on this 1 bedroom 1 bathroom unit is high at $352/mo for not including A/C as most units in this type of building do, it does include gas though.  Some drawbacks to the property are few but will shut out many buyers looking for a turn key property, the carpet needs to be professionally cleaned and stretched, the cabinets have been painted red but the painting was subpar at best and the inside of the cabinet doors was not done, the balcony is large but views are mostly of the parking lot though you can see the top of the cash register building downtown.  There is a lot of closets throughout the unit, though the bedroom does not have a walk in closet it does have a half wall of cabinets that include a counter top so it could function as a small office in the bedroom.  The unit is large for a one bedroom and has a large living/dining area though the bathroom is on the smaller side for a unit of this size.  All in all I think once there is another price adjustment more in line with the level of upgrades and being a 2nd floor unit with limited views the unit should go under contract quickly.
